STRUCTURAL AND LOAD-BEARING ASSESSMENT
We check the general condition of the structure, including cracks, corrosion of metal elements, and any signs of foundation settlement. Unstable load-bearing structures can lead to expensive repairs, not to mention endless cracks on walls and ceilings – no matter how many times you repaint, they will keep coming back.
Thermal Imaging Survey
Using an infrared camera, we detect unusual temperature differences on walls and in corners. This helps identify hidden damp patches, poor waterproofing, or structural problems. Freshly painted walls can easily hide peeling paint, stains or mould – but thermal imaging reveals what’s underneath. We also check insulation quality. Poor insulation means higher heating costs in winter and unbearable heat in summer.
GAS LEAK DETECTION
If your property has a gas water heater or gas appliances, safety is crucial. Even a small gas leak can accumulate unnoticed – especially if the property is unoccupied – and pose serious risks. We test the system to ensure it’s fully sealed.
OUTDOOR AREAS, DRAINAGE, WATERPROOFING
We assess terraces, drainage systems and external waterproofing. Poorly designed slopes can trap rainwater, creating puddles or even flooding during heavy showers. If drainage is missing or incorrectly installed, water will collect in low areas.
In many older Spanish properties, waterproofing was rarely done properly, and even today corners, skirting boards and other critical areas are often left unsealed. Damp walls, wet patches and mould inside usually start with a problem outside – and we find the cause.
ELECTRICAL SYSTEM CHECK
We test voltage, grounding, and the correct installation of fuses and circuit breakers. Poorly designed systems often trip when multiple appliances are used or cause random power cuts. Proper grounding is essential for your safety and for the correct functioning of electrical devices.
PLUMBING AND DRAINAGE INSPECTION
We inspect water supply and waste systems, checking for leaks, poor installation and incorrectly fitted fixtures. Hidden leaks can damage walls and ruin even a new renovation, leading to costly repairs. Drainage is equally important – slow-flushing toilets or constantly blocked sinks often point to incorrect pipe slopes or badly installed systems.
AIR CONDITIONING AND VENTILATION
We check air conditioning units for refrigerant leaks, proper operation and cleanliness of indoor and outdoor units. Ventilation is also inspected – blocked or missing vents can lead to damp and poor air circulation.
GENERAL CONDITION ASSESSMENT
We look at paintwork, tiles, cracks, and any signs of damp or structural movement. Often, quick “touch-up” jobs before selling simply hide problems. We identify hidden defects and help you calculate future repair costs.
ADDITIONAL STRUCTURES AND ROOF INSPECTION
We inspect basements, storage rooms, attics, pools and other structures. Using drone photography, we check the roof for damaged tiles or surfaces.
